5. Is the appraisal issued by Tasafy valid for all financial entities?

Yes. As it is an appraisal company approved by the Bank of Spain and all financial institutions are obliged to accept their appraisals. According to Article 13 of Law 5/2019, of 15 March, governing property loan agreements.

7. What factors have an influence when conducting an appraisal?

Some main factors that influence the value of an appraisal are its state of conservation, age, location, area to be valued, tenure, state of occupation, adaptation to urban regulations, construction progress when it comes to construction sites and conditions of financial exploitation for the valuation of a business.

9. When do I need an appraisal for procedures with the Public Administration?

For example, for claims against the public tax authorities, such as challenging taxes or capital gains.

2. How valid is the appraisal?

Any appraisal from Tasafy is valid and accepted by all financial entities as it is issued by appraisal companies approved by the Bank of Spain.

4. Do I have to provide any documents during the ordering process?

No, we only need your personal data and property data. Once contracted, you will have to provide the land registry certificate. If you do not have it, you can request it during the online ordering process.

6. What documentation do I need to perform an appraisal?

One of the most important documents is the property's land registry certificate, but if you do not have it, do not worry, we will provide it. You must also have the cadastral reference. We will advise you throughout the process regarding all of the other documents.

8. What is a mortgage appraisal?

A mortgage appraisal is a mandatory document for requesting a mortgage and therefore is required by the financial institution in order to process it. It is an appraisal report that determines the value of a property and other associated rights when applying for a mortgage. It is drawn up by appraisal companies approved and supervised by the Bank of Spain and is always subject to Order ECO 805/2003.

10. When do I need an appraisal for transactions between individuals or companies?

For advice on the sale of a property, distribution of inheritances, divisions, divorces or in commercial or corporate operations.
